Much will depend on the landlord and each is different, therefore consider being upfront about your credit; have proof of employment/pay stubs ready; possibly have some reference letters handy; possibly consider offering additional security; possibly pre-pay some of the rent; consider a guarantor, etc.

You have several options pending the severity of your credit:
1-You can use a Guarantor
2-Some landlords will take a year of rent in advance
3- Pending on credit some land lords may require more security
4- sublet
But I recommend working on your credit no matter what

Really, it depends on exactly how bad your credit is.

If your credit is terrible because of your divorce, I would write a Letter of Explanation. If it is something that can be explained better by an accountant, have your accountant write something up. Condos can be a good option too, and a few extra months security never hurts.

If your credit is really bad, you may have to find a landlord who would take a year up front - if you have that to offer.

Worst case scenario, find a sublet and work on improving your credit for the next year. There are Credit Repair Specialists out there to help, there are even some local programs out there that will help for free if you qualify, and there are some that charge a flat fee- your favorite Real Estate Agent may be able to help you find one.

Good luck!

Best Regards,
Janine

Hi! Try to rent condo, apt in the house or sponsor apt. Also, you have to pay more months security deposit because of credit. Where do you look for apt?

I would like to be in Bay Ridge. What is a sponsor apartment?
