How long before I find a sweet little house to rent? Clean, warm, and sunny.

Currently, I am renting a wonderful apartment that has a washer/dryer, dishwasher, stove, fridge, all in excellent condition. It is also pet friendly. A great clubhouse with workout equipment, dressing rooms, outdoor pool and hot tub. Incredible property that is meticulously maintained.

When I look at homes for rent - they are quite the opposite and could use some gentle care.

Hello there!

You know, in my mind, there are several factors when you are considering your next rental property: Location, your requirements, availability, and budget.

Location is up to you, and when you look for properties, you must decide how each property fills your location requirements/ needs and why (close to work, school, near a particular shopping area or park, etc.). It's good to drive around areas at least two times a day to see if the daytime and nighttime activities are a match with your own.

Your requirements are those of the physical space: how many bedrooms, bathrooms, garage needed or not, yard size and characteristics. Consider what is important to you. Also make sure you consider your pets, if you have them. Most landlords have requirements of how many, what type, and what size. It would be good to consider their needs too (i.e. large dogs in a small house with no yard is probably not good for either of you).

Availability is a big consideration...sounds like you may be ready to move now, but you may have to wait until the prior tenant is moving out. Many rental listings are shown with a particular move-in date in mind, and you may need to wait for that. If your requirement is to move as soon as possible, and a particular place is not available until mid-Summer, you may want to consider other rentals. When you see a great property you like, don't take too long to consider it, as someone else will probably like it as well.

Budget is probably the most important, as you need to be able to afford your new home and life beyond the home, so you can live a good quality of life.

Just because you see the photos of a property doesn't mean It looks that way in person. Please take my suggestion and go see each one you are considering. It will be time well spent. How soon you find it will depend on all these factors, and also on how much time you have to move and to dedicate to your search. The school year is nearly out and summer is coming...this may make even more properties available. However, it does not mean your perfect rental is not out there right now!
