How is the rental market (single family homes for rent) in the west hills/woodland hill area?

Once a house is listed for rental, how long (in general) does it usually stay listed? We are looking to move in that area first week of June; when should we start actually looking for a rental home ? And should we look for a Leasing agent to assist us since we are from out of state?

If you are looking for a long term lease 6 months plus you should go with an agent if you are just looking to go month to month you may be better of finding something on your own. Coming from out of state is also difficult because you will not be familiar with the area and what streets are nicer than others for that reason it may also be beneficial to use an agent in your situation.

At this time, those two areas have limited rentals available. The starting rent is $2,600/mo. Those areas have great schools, if that is a concern. A real estate agent is the best way to find a rental home. If you still need to find one I'd be happy to assist you & your family. Give me a call.

Yes I would use an agent. In this area the lease and purchase market are very competitive. You can research early but unlikely to find one to commit to until approx 4 weeks ahead of move date. Owners want to fill the property as soon as possible so they won't wait much longer for an applicant. Since most tenants contract to give 30 day notice that is the sweet spot where owners know their property will be available.

A good credit score and steady financials will help but do the preparation work now. Watch the listings to hone in on area and amenities you would really like and discuss with your agent.
