Hello Bobbie, you should inspect before you rent and go over any concerns with the owner/management. Generally all problems that can arise will be taken care of thru the owner/management on rentals.

Do you need RENT vs BUY listings emailed to you to study and compare? The 1bd 1ba apts start from $950 and 2bd 1ba apts at $1,000 and up in Whittier currently. What cities are you considering and the maximum payment your looking to achieve?

You may qualify to buy from a minimum 580 fico score and 3.5% down or as low as half percent down payment program. You may qualify to buy with minimum out of pocket expenses and pay less than rent. It only takes a few dozen questions to qualify you in minutes and go over your options.

I specialize in Under 640 Fico Score Loans and offer credit repair at no cost to raise fico scores to qualify. Here are some links to study and consider that I offer in RENT vs BUY options.

Use your eyes - test things out...faucets, sinks, lights, appiances...With rentals I don't usually hear about people investigating hidden problems - that's more typical of a home purchase.

You'd be surprised how much you can tell if you do what's called a 'walk-through' of each place you consider,
