Stephen Woo, Renter in Sunnyvale, CA

Hello, I am looking for a place willing to rent to college students with about $1200/month budget. What options do we have?

Our group consists of 3 full-time college students with LITTLE to NO credit history at this time. How will this effect the search for a place to rent?
We are looking for locations generally around Sunnyvale, Cupertino, Santa Clara to North San Jose and possibly Milpitas.
2 or 3 bedrooms and 1 bath is ideal but we are open to studio-1 bedroom if space permits.

The above links may help you in protecting yourself while searching on line. As Juliana stated, $1200 per month will not only be a challenge it will be impossible. Check with the college, many have bulletin boards with rooms to share, that may be your best opportunity to find housing.

You are going to have to increase your budget, and most likely parents will need to co-sign.

All the best to you.

Thank you! Our budget has managed to increase to $1500 but of course it still depends on how willing the landlords are to work with us. We are checking with our affiliated colleges for any housing information.

If you have a parent with good credit history co-sign with you, a landlord will be more willing. $1200 per month for a 2 or 3 bedroom will be challenging. Check with your schools housing office.

Trulia, Craigslist, and the San Jose Mercury classified ads…
are also good places to look.

Thank you for the response and information are appreciated. I believe we do have a parent that would be willing to co-sign.

I won't discourage you and talk about your budget. Smart people are good with finances and having a budget shows your on right track. You,re also on the right platform to ask professional like us any question relevant to real estate. I think your focus should be on a studio in the areas you have mentioned. Also, if you,re willing to consider other areas such as Hayward your options will increase. Craigslist is a good source to start the search. I hope you find what you,re looking for. All the best.

No credit-parents got to co-sign
No offense. Your budget of $1200 is closer to renting a room for one.
Suggest near SJSU campus where landlord is used to students wanting to rent with little credit.
