There is no law that says that you cannot rent more than one apt. in NYC. The standard formula is you need to be able to show that you earn forty times the monthly rent as your annual income. I would suggest you not exceed that for the addditional properties (all combined rents).

Yes, There is no limit to the number of apartments you can rent or own. There are financial requirements.

Yes you can as long as your income can still qualify you and you arent in a rent stabilized apartment.

You can technically rent more the 1 property in NYC but you are limited to the types or properties you can rent. For example you can not rent multiple rent stabilized apartments because you would be required to prove 1 is your primary residence.
