Are there restrictions in letting condos east of the 41 in Sarasota for under a month?

Margaret Lakeman, Your question does not reference if you are interested in renting or if you are thinking of purchasing a condo and asking about the rental restrictions. Either way, each condominium complex has rules and regulations addressing their respective rental policies.

Any unit rented less than six months is subject to a tourist tax. The amount of the tourist tax varies by county (Sarasota and Manatee). Typically, there will be a surcharge for cleaning when you exit. If you are seeking a rental for less than one month, the availability and cost (season vs off season) will be determined by the time of year.

They all differ from one subdivision to the next you have to do your home work here and find what you are looking for. Do you want to rent it out furnished turn key or just get an annual renter. Big thought here. In season rental furnished get almost twice the money as anual rentals.The big but here is it is hard to know what you are gonna take on any given year, Next do you want to use it too. If so then your gonna have to go furnised turn key. Call me any time to speak about your future in real estate here.

Rental restrictions are condominium specific, which community are you looking? It is according to the covenants and restrictions for each community.
East of Tamiami Trail there are a couple communities that come up with no minimum lease period but you can only rent 2 times per year, if you are looking to rent by the week or 2 weeks, there are condos on Siesta Key that allow short term rentals, some are considered condo-tels, and have onsite management companies and the can give a decent ROI return on your investment.
On single family homes, in the Sarasota City limits single family homes can be rented for a minimum of 8 days per the city code. In Sarasota County which includes most of Sarasota outside of downtown and the immediate surrounding area the minimum rental period is 1 months per the county code for single family residential zoning.

If you are looking for under a 4 week rental, your best bet will be a condo-tel on Siesta or Longboat Key. There probably aren't many, if any at all, east of Tamiami Trail because short term vacationers demand is for the area beaches.
