Any idea how much would a 4 bedroom 1.5 bath house with a yard rent for in west Mt. Airy?

The house is renovated (has many upgrades- brand new high efficiency energies) but has older kitchen. 1500 sq feet. Thank you.

Hi Kristina,

In order to establish rental income for a home you have to consider several factors. The first is what are area homes renting for? The second is based on the condition of the home you are trying to rent. In my experience 4 bedroom homes in the area are desirable property to tenants. Without seeing the homes I can give you an estimated rent for a 4 bedroom home in average condition: $1200-$1800. There are property management companies that would help you get a tenant only, not just manage the property. Hope this helps!

Hi Kristina

A local agent can help you establish a rental value and find a tenant. There will be a fee of course,always negotiable. Currently there is a 4 bedroom twin on Cresheim Road for rent $1,550 per month. The last 4 bedroom twin to rent according to the MLS was in June 2011 on Mt Airy Ave for $1,850.

I am trying to rent my own house (semi detached) on Westview Street in Mt. Airy since I have to move. I have been suggested 1100-1200 is average rent in Mt. Airy. My whole house is renovated-new bathrooms (1.5), paint, furnace, water heater-you name it. Still kitchen is old (I like it so I did not renovate it) and on the whole it is an old house (built in 1890). It has a nice yard and new shed. I think it's lovely and I renovated it with the intention to live in it longterm myself (just I got a job far away now). Will the realtor companies help me to determine the rent if I don;t need management of the property? Thank you!

Hi Kristina

Obviously it all depends on the house,single detached or twin,location amenities etc.
Having said that $1600+ per month would not be unreasonable for the average property. The better the house and location the higher the rent. Get a local realtor to help if your looking to rent either as tenant or landlord.
