why did we get denied from renting a house when we have been renting an apartment for 2 years and it costs more than this house rental.?

neither of us have had any evictions, bankruptcys. our credit scores are not the best, maybe 650, but we have a good income. what is advice on getting approved on a house rental instead of this apartment. we need to move asap, anything to look for so we have a better chance at getting approved?

Please call me asap. We are a property management company, we've helped hundreds of people get into homes. We specialize in helping renters and buyers. Here are the items PMC look at: Income, Credit, Job/Employer, Criminal Background, Rental History (comments from current rental). Also, there may have been another party who submitted an application just after or at same time you did and owner went with other application. Do you have pets? If so, what kind?

Hello,

Some property management companies and landlords take ALL applications and pick what they believe is the "best" one. Possibly another applicant had a higher credit score or higher income. Do not be discouraged, there are many available properties.

I wouldn't know why your application was denied, but there's lot's of potential reasons to be declined. What most applicants don't realize is that many issues can be overcome if you're willing to be upfront and honest and possibly offer an additional month or two security deposit. A personal phone call to the property manager can also help your application.

A few things to help your application:
Start date - the sooner the better if the property is currently vacant
Provide all information requested - missing or incomplete information will raise red flags.
Proof of income - a majority of applications I've declined are because the applicant could not or would not provide proof of income. If you're self employed, be prepared to provide bank statements or a tax return or something that proves your income.
Understand most homes are rented as-is - minor requests may be considered but do not expect too much in cosmetic repairs to be made by the landlord.
Be nice - sounds silly, but it can make the difference especially if you have a borderline application.

Another suggestion:
If you don't know exactly what is on your credit report, go online and get a copy of your credit report with credit score. There may be things on it you can easily correct. You can also forward a copy with your application and ask for an initial review before you spend money on another application fee. You most likely will still need to pay an application fee, but at least the property manager can give you a thumbs up or thumbs down before officially processing your application.

I don't know your budget, but if turned down, they have to tell you why. The process for house or apartment is basically the same, usually based on income, credit payment history, pets, smoking, etc.. If you'd like to give me more particulars, perhaps I can help. If the owner/manager had multiple applications, they can take their pick as to whch tenant they prefer, as long as they are not discriminating.

It could be that the property manager had more than one potential tenant and they chose another for any number of reasons. The thing you have to consider is your income verification when applying. Make sure your documentation is solid (30 days of pay stubs, bank statements , etc.) and that your current rental info is verifiable from the manager of your apartment complex. Ask them if they will provide you with a letter verifying your rental history and if you have never had a late payment ask them to state it in the letter. You may also want to run a free credit report on yourself to see exactly what is on your credit report. If you do not know exactly what is on it, you may not know what could be there that is incorrect or may be preventing you from getting an approval. The Denial may not have had anything to do with you. It may just have been that the landlord got an application from someone who had a better credit score, and excellent income instead of good income. You did not mention convictions which is another major criterion landlords look at in screening tenants. If you have had none of those, I would keep looking. There will be a house out there for you.
