tenants didnt pay rent or pay the water bill for two months. city said I'm responsible for the water. My property don't have a separate shut off for the water. If the water is shut off it will also shut the water off on the house next door. city removed the water meter from inside the house. the tenants hooked up the water illegally, my husband cought them and reported it to the city, they don't know if they will procecute or not. the city tells me now that i have to pay and have a shut off put on my property before they will reinstall a water meter. The water line is at least 80 years old and might break, if it breaks we will have to pay to tear up a 100 foot driveway to lay a new water line. we have spent our savings paying the mortage because the tentant didn't alonf with a 400 dollar water bill and the cost of a lawyer. I lost my job 8 months ago and we don't have the money for this project. we are talking about letting the house go into foreclosure and we are worried about 2nd hom
Letting it go to foreclsorue could really damage your credit. They cant take ther other (primary) house unless it is on the same loan as this rental property. If you have not evicted them you need to NOW. Post a written 3 day notice to either pay in full or vacate then if they arenet out go to the Wayne County Courthouse and file papers.
You may need to call your attorney. I would hate to see you let it go to foreclosure. As far as the water, I wouldnt know why just turning it back on would break the pipes. See if Rittman will let you work out a payment plan and hook you back up - sometimes they will work with the owner not renters, tho.

oooh! You should have gone to eviction process 3-5 days after they missed the 1st rent payment. I don't know how far behind are you now, but my question is why are you not evicting them? Do you not have any in your lease agreement as far as separate or in the lease agreement what the tenant can & can not do to the house that includes illegally hooking the water. If it's not too late go with the eviction process. Check with Ohio Property Code Rule if any I don't know what it's called there what you can can not do.
Next time if there is a next time, hire yourself a property management company there are a lot of REALTORS® out there who managed properties as their main business.
Evict the Tenant.
