It won't hurt to ask the seller to finance it!

If you can come up with some cash, say $1000, as a down payment, it might be better that the seller is getting a monthly payment than owning a house he does not want.

Of course, you have to be certain that you have the income to make the monthly payments, and you have to convince the seller that you WILL make the monthly payments on time, every month.

The best option may be to go see a mortgage company and ask them to review your credit and tell you how to improve your credit. This may take a few months or a few years, but you will then will be more able to get a mortgage on whatever you can afford.
