i did not renew my yearly lease in june, am i automaticaly a month to month tenant now? is 30 day notice suficiant?can it be from 15th of month?

NJ Landlord/Tenant law stipulates that when your lease runs out, you automatically become a month to month tenant. That means that either party (landlord or tenant) can give 30 day notice requiring you to vacate, leave at will. It can be from any day of the month, just 30 days from whenever the notice is given.

In New Jersey, when a lease is not renewed, and the landlord has not asked you to move because he is either moving in himself, or has rerented it or sold it, your lease is automatically a month to month which means that either you or the landlord can end it with 30 days notice.

The terms of your lease should specify the terms of the lease - even during holdover. Usually the lease becomes a month to month lease automatically upon expiration.

Check your lease under NOTICE to determine how much time and notice the landlord is entitled to.
