can landlord make their own lease contract? i live in nj. or there should be a standard lease aggreement.

I'm about to sign a lease contract with my landlord. can u give me any advice or tips?

LEASES CAN BE COMPLICATED SOMETIMES YOU MAY HAVE AN ATTORNEY REVIEW YOUR LEASE IF IT IS NOT A STANDARD LEASE. CONTRACTS ARE BINDING!
I HAVE BEEN IN THAT BOAT MYSELF IN THE PAST AND I WISH I HAD PAID AN ATTORNEY TO GO THROUGH THE COMMERCIAL LEASE I SIGNED IT WOULD HAVE COST ME LESS IN THE LONG RUN. APARTMENT LEASES ARE USUALLY FOR A YEAR AND IT MAY NOT BE NECESSARY BUT DUE TO PAST EXPERIENCES I WOULD STILL RECOMMEND TO REVIEW IT WITH AN ATTORNEY.

A landlord is free to use any lease form they wish, provided it conforms to certain legal requirements. While most small owners use standard forms, large owners usually develop their own forms with the assistance of their attorney. There is no requirement to use any particular form. FIRST ANSWER

Yes they can write their own lease which may or may not be enforceable. Read it carefully and if you have questions consult with an attorney. That said ,leases are only as good as the people who sign them.
