Why are 1 bedroom apartments so much more expensive?

Asked by Dmeadows2, Atlanta, GA Fri Jun 22, 2012

I'm currently in search of a 1 bedroom or studio apartment in atlanta, midtown area. However, I've noticed that some studios go for $900 while a 2 bedroom unit in the same complex would only cost $1400. The cost doesn't seem to be proportionate. Also what advice would you have for negotiating down the price of a studio and how much can you typically get taken off the price that they originally quote?

cost is based on baths and kitchens. a 2 bed 1 bath does not cost much more to build than a 1/1.
plus the 1/1 may have the same or close to square footage.
the 2/2 having an additional bath will obviously cost more than the 2/1.
as far as negotiating price, most will give some kind of deal on move in
but wont budge too much on price unless they have a number of that type unit

Diseconomies of scale, or something like that.

That's why.

I feel your pain! I have literally been seeing studio apartments that are MORE costly than 3 bedroom apartments. WTF.

It depends. But, don't expect a 1BR to automatically be half the price of a 2BR unit. The kitchen, living areas, amount of space, and features/quality also factor in. As far as negotiating a rental price, you need to know what comparable properties are listed for (and what they have leased for if you have an agent who can provide this info). If the unit is priced right for its features and condition, the landlord probably will not be very flexible.

It's crazy!! I wish I had a solid answer for you but I don't. It is cheaper to have a roommate in Atlanta than it is to live on your own. They owners do it just because they can.

Call me and let me help you find a rental, the rental market is insane right now and you will need help with negotiations.
