Who pays the realtor's commision on a rental in Columbia County NY?

Who should be paying the realtor's commission on a rental in Columbia County, NY? The landlord or the tenant? The rentals I'm looking at are nothing fancy and are around the $1000 to $1500 range.

Who pays the rental commission for a house or apartment is determined by market conditions and local custom. In Columbia County, NY, real estate licensees are paid by the tenant or the landlord because real estate commissions for rentals are negotiable. The rental market in Columbia County is very tight with properties rented within days of the listing. Therefore, landlords are more inclined to require that the tenant pays the one month’s commission or a percentage of the total lease. Your agent should explain the commission structure at the time of inquiry.

The simple answer is: It depends. For example, the rental market right now in Hudson, New York is HOT... and it is not a given the landlord is paying the realtor's commission.

In my experience the landlord pays a commission to an agent who brings him a good tenant.
