When is the best time to move to College Station and get a good deal on a lease. I'm not a student and can move anytime of the year.

Looking for 2-3 bdr Home in the New College Station High school boundaries (Baron St). Need Garage. Will prices dip after all the kids get settled in to school and landlords fear there property might be fitting empty. Is sign a 2 year lease a good incentive for lower lease price?/

Around now you'll start seeing properties discounted by about 10-20%. You may be able to have another small discount for signing a 2 year lease, but usually it only cost a few hundred dollars, up to around $1000 to turn a property so around $50-80/mo below asking price would be a reasonable offer for a 2yr lease agreement.

In general, leases are going up and becoming more expensive in most areas. But each market is different. I would make the move when you are ready and not worry too much about timing because it's really impossible to say. In the past year alone lease rates for homes in my area of NW Austin have went up by as much as 20% or more from last year.

After the Fall Semester starts, and yes typically the longer the lease you sign the better the deal you can work out.
