What is the best and worst month to rent an apartment in Miami according to pricing trends?

Miami is unlike anywhere else in the country due to its great weather, climate, international business, etc. As mentioned already, Spring and Summer are the best months to attract renters. However, late Winter (if you consider Miami having a winter) and early Spring also bring out some motivated renters. Most families typically rent in the summer between school years. As agents, we are also seeing an influx of renters in the market who have recently lost homes due to foreclosures or homes that they were renting were foreclosed on so they have to move quickly. So to answer your question, it's hard to say what's a good and bad time to rent in Miami. Properties are moving extremely quickly regardless of the day of the week or the time of the year.

Just beware of motivated renters. Do your due diligence (understand why they have to move, their circumstances, etc.) in order to mitigate your risk.

It depends on the area, high season is in winter around the beach area and also in school vacation in summer . I lived in NYC , the distances there, are different from here. You can live in North West of Miami and you are to 20 miles or less from the beach. There are few highway with toll here and when you pass one of them the amount is 1 dollar .Regards Maria Diaz Coldwell Banker

What if you moved in October or November to Miami Beach, Would the rent for apartments be low? I read that from May to September is when most people move. So I'm thinking right after that. My apartment lease is up October 30th.

Starting November the prices will start going up due to the fact that people from up north are coming to Miami for winter months to stay till March or April, though its seasonal rather than annual lease it still has a tendency to increase rental prices especially along the beaches.
Starting with April/May, you can negotiate better prices according to my experience.

According to pricing trends November, December will be the best months, no one wants to move in the middle of the Holiday Season. The worst will be just about now, during the summer months June, July rents are in high demand because of the beginning of a new school year.
