A lease is a binding contract saying that you (the tenant) will give for the amount of time on the lease monthly rent in consideration for a place to live for that same period of time. He can't get rid of you, nor you him for that time. You signed a legal document, so Yes it is legal. If both you and your partner are on the lease, you may have recourse by going to court with documentation of the job loss you and Maybe,Maybe be excused for his portion or you will have to find another partner for the remaining time of the lease.

FIRST ANSWER

I believe it is legal because you are or will be violating the terms of your lease. In a few cases, some landlords empathize in situations like yours because current tenants offer to find their replacement before they can leave. If it works, you maybe off the hook.
