Like John said. READ THE LEASE from beginning to end. Ask for a copy before hand so you can read it. You have a right to read it. If they don't want to give you a copy, well, that would say a lot to me and I wouldn't want to deal with them. If there is something that you don't like in the lease, discuss it and it can be stricken out if both parties initial it. You could also add your own clause to the lease provided it did not conflict with something already in the lease. In such case, the lesser / owner may get their lawyer to go over it to verify that there is no conflict because of the addition. See if you can work it where it will be a month to month after the initial lease term is up to give you flexibility. Read closely about what it says is done when things need repair. Make sure you check out the place BEFORE signing the lease. Do a walk through; make sure everything is in proper working order. Turn on the heat, the ac, check the washer, the dryer. Open and close the cabinets. Anything that has a knob or moves, check it out.

Read the Lease. If you do not understand any part of the lease, take it to an attorney competent in the field of real estate. DO OT ASK THE LANDLORD OR LANDLORD"S AGENT TO INTERPRET IT FOR YOU! Once you sign the lease, you have to live with it. It is becoming more common to find a repair clause in leases making the tenant responsible for any repairs under $200.00. Always ask that that clause be stricken. State your reason as that you have never lived in the home and so not know the condition or repair history of the appliances or systems. The landlord may not remove the clause, but it is worth the potential cost savings to ask.

If you really want to make sure that everything in that lease is ok with your expectations seek professional advice. Hire a real estate attorney that can assist you with the negotiations of that lease.
