Make sure the place is whre you want to stay. Check on who does repairs and how. Time frame for the lease- the cost of getting out of the lease should you decide to move sooner rather than later. Who pays for water, sewer, garbage, etc. those are a few of the basics.

Great Question, be sure to check out the terms of your lease, if in an emergency you can sublet, which is often dictated by the association. It is also prudent to check out the association in advance of signing a lease. Hope these are a few extra tips!

Ask about lease-break penalty. This and move-out charges, disputes on carpet age/replacement, etc. is a biggie. Ask up-front about cleaning charges, down to the drip pans, wiping out of microwaves, etc.. Take pictures of anything that looks like it has Any sort of damage, stains, lived its life before moving items in.... Surprise charges upon move-out are huge. You will be told to leave the dwelling the way you found it. This is often disputed at move-out. Have a witness with you when you thoroughly fill out your move-in checklist. Ask a professional (like me) if in their opinion, the checklist is adequate. An ounce of prevention......

Most of the time you are required to commerically clean the carpets when you move or be charged for it. Lease are for one year find out the buy out if you want to leave sooner. Good luck to you.Tom Inglesby, Broker
