Renters (tenants) should be careful to review the paperwork before they sign it. Something that seems as simple as a rental contract can actually have pitfalls. Understand the terms and conditions including the deposits. Are the deposits refundable? Pet deposits? How long can someone stay with you before they are added to the lease? Is the paperwork the standard Arizona Association of Realtor forms?

Is the house currently in foreclosure? Moving in only to find out the owner is losing the home to the bank and you might be moving again soon is not fun. What about your deposits if you provide them to the owner? What if the owner lets the house go, are you going to get your deposits back?

Who is the owner? One of the scams going around the Phoenix market is for individuals to advertise a home for rent, meet you at the house, take your money and give you keys to a house they don't own. You and the owner are surprised and you are out the money.

Lots of great rentals in the market, just be cautious.
