Second make sure that you can actually afford the rent comfortably. poor payment history can follow you, even if you are not evicted.
Third, engage everything that runs on power, or has water flowing through it.
When in doubt, pay to have it inspected.
Finally, understand your lease BEFORE you sign it! Most ppl disregard this, and it can come back to haunt you.
