In my experience, it's good to try out the plumbing- when touring the property, test the water pressure in the showers, flush the toilet, and try the sinks. Look for signs of bug infestations- especially roaches and termites. If you can, check topography maps and find out if the property is in a flood plane. Think also about problems you've encountered in past residences. Anything that would be a deal breaker in an apartment will probably only be worse in a house. Also, make sure the landlord has a local representative if you're expecting them to take care of potential issues.

First you should know your rights as a tenant. Google Florida Tenant landlord Act
Second make sure that you can actually afford the rent comfortably. poor payment history can follow you, even if you are not evicted.
Third, engage everything that runs on power, or has water flowing through it.
When in doubt, pay to have it inspected.
Finally, understand your lease BEFORE you sign it! Most ppl disregard this, and it can come back to haunt you.
A tenant and landlord both living up to their responsibilities makes everything.
smoother!

Best of luck to you, and email me if you have further questions

It can be helpful to find out how energy efficient or inefficient the windows and doors are (you can get a sense just by looking at them close up) as that can create a hidden cost that will turn up in your utility bill.
