every weekend since. We have had enough of this and are looking to rent our our home here, (while waiting for the prices to go back up a bit),and rent a comparable home within 20 miles of his work in Swedesboro.
We are a professional couple in our 50's with stellar credit and employment history, yet we do have 2 children in college, so money is tight.
There are numerous rental properties available, but they seem to jump from $1800 for a properties not large enough to suit our needs, to $2500 to $3000 for those properties that are.
My question, thus - are rents negotiable in this area? We plan to list our own home for a bit more than we will actually accept. A well-screened tenant (we are using a PM) will be given the lower price if they ask - so we were wondering if everyone does this? Is it acceptable to make a lower offer? And if so, how much?

Rents are always negotiable! There are many beautiful homes in our area for rent at this time. I just printed out a list of 57 listings this morning. When you have a qualified realtor helping you it is their job to assist you in the negotiating process and the good news is they are paid by the landlord!

Just like when purchasing a home, Rents are also negotiable! In this market I find that Landlords are more willing to negotiate but not every Landlord! Depends on that Landlords motivation. I personally have 8 tenants and some of my properties are in highly desirable areas so I may be less negotiable. The more qualified you are as a tenant the more negotiable a smart Landlord should be. For example... Strong finances, credit, and past rental history are important but you can also secure a better monthly rent by offering to keep an escrow account with several months of rent in that account and available for the landlord to draw from. Hiring an experienced real estate professional is also importatnt to represent you to the landlord as the best tenant!

Wow! I don't know how he's been doing that commute for so long! Yes, rents are definately negotiable. ESPECIALLY in Gloucester County in and around Swedesboro/Logan/Woolwich & Mullica Hill where your husband works. The area was a hotbed of building activity over the last 10 years; moreso even in the last 4 years. So what we have here are a lot of people who bought homes that they now are having trouble affording due to the economy; of if they've experienced job transfers they can't sell without taking a huge loss so they're trying to rent them out. Just rememeber this...anyone trying to lease their home now - REALLY needs to get it leased or they wouldn't make it available in this tough real estate market. So again, rents are definately negotiable. One caveat; you guys obviously really want to go too - so don't list your lease price for much more than you'll take...that'll keep people away - especially if you're in an area that has many homes available for lease.
