Check out these charts on the Housing and Rental Market in Phoenix compared to the rest of the nation. While its not zip level analysis for phoenix its still helpful info especially to get a feel for how the city compares to the rest of the nation.

I think you have done some good research. Phoenix lack a strong inventory of 2-4 plexes and you will generally find them in older neighborhoods. I think the zip codes you've mentioned are good choices as Central Phoenix tends to do better than many other areas.

Our web site has a lot of other good info for the new landlord/investor. No sales hype, just quality information. Get as much knowledge as you can before leaping into the rental market. I think an appointment with a good landlord tenant attorney is well worth the price as well. I personally use Andy Hull and there are others you can find through the Bar Association.
