Is there a period of time that an individual (18 yr. old college student) has after signing, to reconsider a residential lease that is already signed?
She signed on 10/31/09 for school year beginning August 2010.

FIRST ANSWER
Many contracts have a 3 day opt out period depending on the contract purpose and the state it was signed in. You need to seek legal advise asap.
