Jeff is correct even though some things vary city to city, state to state. I would expect the landlord to pay for trash pick up, water and any maintenance issues that occur naturally (ie. a water line leak.) Problems that are the issue of the tenant (i.e. a floaty toy that plugs up the toilet) will be charged to the tenant. Items like the yard maintenance is up for negotiations. If you like to do the yard work then maybe the landlord will give you a credit every month instead of hiring a gardener.
