I live out of Boston city and want to maximize the showing visits before calling and scheduling.

It means whether your balcony is above the courtyard or whether your unit is facing the courtyard.

Not quite sure where you are finding this on city data but facing courtyard would mean that you are facing an internal courtyard of the building as opposed to facing the street.
