I personally own two myself. One has been full for over three years by the same person. He feels it is worth not having to pay each bill himself, he pays me and I pay all the bills. The other one has been rented all but maybe 30 days this year. I get between $1350 and $1450 a month.

Yes, allow pets as most people have a pet and this can really add to your ability to rent your home above the others. Also, be as flexible as you can with temporary - like a month to month option - and be reasonable in price since many furnished corporate rental properties are above what many can afford.

The corporate rentals that I am familiar with have the home totally furnished down to sheets, towels, etc. All the corporate client has to do is bring his/her suitcase and they're set. I would suggest sending your information to the human resource department of local companies; Lockheed Martin, Sysco, Norfolk Southern, Sentara, Bon Secours, EVMS to name a few. The rental amount would include utilites, cable and internet access. The telephone service would be the responsibility of your tenant. I have a friend in the real estate industry who has a beautiful home in the Riverfront in Suffolk. She had her home listed as a totally furnished rental and did very well. The first thing you need to do is be sure your home is in optimum condition. One of the largest complaints I hear from clients looking for rentals is how dirty the home appears. Also be sure the carpets are cleaned, walls are painted and appliances and bathrooms are shining. If the preivous tenants had pets be sure there are no lingering odors.

As far as marketing goes, you should advertise in the local newspaper as well as the Internet. Don't forget to use Craigslist. Most prospective renters are already renting and will need to give 30 to 60 days notice so be sure and advertise at the beginning and end of the month. You may also want to drop off some flyers at your local real estate office. Many times real estate offices have walk in clients looking for rentals and they would be willing to pass your names and number along. You may also want to contact the military bases relocation offices and provide your contact information and flyers as well.

Hold open houses so you will have the opportunity to meet potential renters and they can get their questions answered. Be sure to have information available on estimated mothly utility bills and any other additional expenses they will incurr.
