The rental market is strong and rentals go very quickly. You should be looking a month + prior to when you want to rent. Working with a realtor will help you get through the application priocess.

Single family houses in Natick and Framingham are renting out well. There are not many that are deleaded, unfortunately, there are families with small children who are looking to rent a SF. Otherwise, as Sherri pointed out, it depends on the amenities of the area, pet policy etc.

The rental market is starting to pick up a bit since it is spring time. However, the market is not as strong as it was in the past and rents are definitely down. The more amenities landlords can offer the more likely it is that the unit will be rented. Also, taking pets opens up the rental market significantly.
