Hello Bestkidsmom and thanks for your post.
First, regarding the toilet, now, before it becomes an issue when you move, take pictures and document the problems via letters to the management company. Let them know that the toilet is still leaking and that it needs to be fixed. Often the problem simply requires changing the wax ring under the toilet to create a tight "seal" between the toilet and the sewer flange under the unit. Otherwise, the issue may also be dryrot in the plywood and subfloor around the toilet that will require a complete removal of the toilet, flooring and subfloor to repair. If this is the case and its your only bathroom, I can understand why the manager has been slow to make the needed repairs. Either way, document your call with letters so that you are not later blamed for the problems in the bathroom.
As to the mold in the other rooms, the question becomes what is the source of the mold? If the situation is growing (getting worse) , there is a leak in the wall or moisture somehow entering the home. Before the mold issue can be addressed, the water problem must be resolved. Otherwise, the mold will continue to come back. If the problem appears to be stable and the mold is not growing, try a solution of 1/2 water to 1/2 bleach directly on the mold. Spray the solution on the mold, wait a few minutes, and then wipe off. Remember to use fresh paper towels for each section of mold and discard these in a sealed plastic bag. If the mold returns, you should immediately report the condition to your landlord and again document your calls with letters and pictures.
Good luck!!
