How do I perform a credit check on a prospective tenant?

This service from Transunion does a very nice job of credit and background screening. They also give you the choice of who pays for the screening, landlord or tenant.

Don't neglect to check previous landlord references. For liability reasons, some may not be willing to verify anything other that the fact that they did rent there. A good question to ask is, "Would you rent to them again?"

Reports are very thorough and quality is excellent. They include credit report & score, criminal & eviction searches (including aliases), rental & employment verifications.

The Fair Credit Reporting Act guarantees the consumer access to a credit report for free from each of the three nationwide credit reporting companies — Experian, Equifax, and TransUnion — every 12 months. Your prospective tenant can aquire thier report from Have your tenant submit this report after he has submitted his inital application.
