Probably the best way to determine how much to rent your house for is to research how much similar homes in your area are renting for. Any local Real Estate Agent should be able to help you with this.

The best way to determine the price you should rent your house for is to base it on leased comparables in your immediate area within the last 6 months or so. Comparables are other properties that are in comparison to your property based on square footage, style, bedrooms, baths, etc.... This should give you an idea for how much you can rent your house for. The next best thing for you to do is to hire a professional REALTOR (R) that can find the comparables for you and come up with the right price to rent your house and can also help you with all the other stuff that involves leasing a house.

You just need to look at the market data. If you plan to list with a Realtor they will do that as part of their service as well as pre-qualifying possible tenants by running background and credit check so you can decide if you want to lease to them.
