Does anyone know of a good online property management software to use? We have rental tax in Arizona, so I will need it to have that capability.

It sounds like you are running a small operation if rental tax is a main concern. I would not suggest appfolio, should that be the case. We had them for a year and then moved on. quickbooks has some ad on modules for property management which usually work up to aprox 100 unit. If you manage more, I would take up the urban Team's suggestion of narpm.

The software that I would recommend would be app folio. They are a newer company but they have made a sizable investment in their platform and are growing pretty quickly because of the quality of the product.

The Arizona chapter of the National Association of Property Managers has a weath of information. I've put their web site link below. Also, you might try Googleing "Property Management Arizona" and calling some of the pros. You might find some great info from them as well.

Sorry I don't have a recommnedation myself, with just a few units QuickBooks Pro words find. Intuit also makes Quicken Rental Property Manager. I've found most of their products do a good job.
