M, You'll want to stay on top of the Landlord/Tenant laws...lawsuits/penalties/not knowing eviction process can be very costly.... http://www.dca.ca.gov/publications/landlordbook/index.shtml
You are going to want to be familiar with legal paperwork/rental agreements...
http://www.megalaw.com/ca/top/calandlord.php

For determining rent ect, then these sites should help for trends/rent comparables...
http://www.zilpy.com/ ... http://www.rentometer.com/
You might want to consider selecting some repair instruction/advice resource like this for reference.
http://homerepair.about.com/
Tenant selection is something to learn about also.... http://ezinearticles.com/?Tenant-Selection---Process-Or-Skil…
I sure others will provide more or better info but the main thing to remember IMHO is you cannot prepare too much.
Good luck, Dunes

I would suggest to attend a free class in RHO in Hayward...

They hold classes every month and it is free.
Good Luck
