Can you hold a tenant to his lease term?

With a standard 1 year FAR/BAR Residential Lease for single-family Home or Duplex, can the Landlord hold a tenant responsible for the the lease payments for the entire lease term even if they agreed to the Early Termination Fee/Liquidated Damages Addendum? Thanks.

Your Broker or a Real Estate attorney would be best to answer. As Property Managers, at Prudential, we do not do our own lease but have them done by a real eastae attorney, to avoid any issues. Both Owner and Tenant gets protected.

I would suggest consulting an attorney regarding this issue. If you are a real estate agent, your broker should also be able to assist. Good luck!
