Are house/townhouse rental rates negotiable?

We are thinking of renting a house or townhouse in Westchester County, NY. Most of the monthly rentals are in the $2200 range. I was wondering if it is acceptable to negotiate rental rates off the asking price. If so, how much off the asking rental rate would be a first good step? Thank you for your help -

What is the criteria that you are looking for in a townhome? As the other agents have said, everything is negotiable in real estate. I cannot tell you off hand what is an acceptable offer unless I know what you are looking for.

Yes, today, with an overwhelming number of rentals available, even Rental Rates have come down some.

As the areas Premier Real Estate and Property Management Professionals, we have rental properties available throughout Westchester, Putnam and Dutchess counties. I have a 4 bedroom Cape coming on the market right in Yorktown. Easy commute to the TSP and Bus and just 20 minutes to the Croton Harmon Train Station.

It should not cost you any thing to secure the services of a Tenants Agent in Westchester and we will have access to far more rentals than most people know about in the paper.

FIRST ANSWER

HI Westchester Gal - Everything is negotiable! We are Landlords but our properties are upstate. If we were to represent you, we would ask "How much are you comfortable paying?" "What are your credit scores?" "Do you have any pets?" Most landlords are going to ask for a credit report. We would also run a CMA to see what the units have been renting for then we can determine a good starting point. Feel free to call us or email us to discuss further.
