Furnished rentals are generally desired by people that are coming for a short period of time due to a corporate need, they are building a house, or some other event. The vast majority of people looking for a long term rental have their own belongings and wish to use them. It is a small percentage of people looking for long term furnished properties. The beaches are somewhat of an exception to this rule.

I agree. It does depend on the personal situation of the renter. Some are only looking for furnished, some only for unfurnished. Typically, there is a strong desire for one or the other. It also depends on the location. A property at the beach might be more appealing as a furnished rental, a property in town might be better unfurnished.

It really all boils down to the renters need. That being said you can charge more money for the rent than if unfurnished. Be sure to get extra security in case of damage.
