Westchester County Department of Planning Produces a Databook which compares taxes. Page 117 shows the 2007 Full Value Tax Rates for One, Two and Three-Family Houses in the County. The school districts with the lowest effective tax rates are in some of the most expensive neighborhoods.

The point is property taxes do not determine whether you are getting good value for your dollar. It all depends on your family budget and what services you are getting for your tax dollar. Sit with a realtor and go over your priorities before you walk down this path.

Just be aware Mari that some towns in Westchester have proposed tax hikes for the upcoming 2011 budget. Check out the current edition (November 26, 2010) from this paper:

Hi Mari,

If you are looking for towns with taxes under $10,000 you can check out Montrose, Ossining, White Plains. It also depends what type of property you are looking for (single family or a condo).

What you should figure out is what kind of school system you will be getting in each particular town or city and if you will be using it, if you need to send the kids to private schools than you have to add that in to your costs.
