Hello, GM.

That's a tough decision in this market, isn't it! As Peggy pointed out, there are many factors to be considered in your decision. First - there's all the "hard facts" - the neighborhood, the rental values and availability, the logistics of managing a rental property long distance, etc. But more important than the "hard facts" is the consideration of what you WANT to happen. Sounds like you don't HAVE to move to Arizona, but that you want to move there. That gives you a lot more time and flexibility than someone who has to relocate right away.

One option, GM, is to go ahead and put your home on the market, both for rental and for sale - see what the market activity is, and then decide if you still want to sell and relocate. There are other options you may have the luxury of considering. Call or email me and we can discuss what it will take to get you to Arizona in the time that you'd like to be there!

It is very difficult to analyze your options without working up the numbers for you. Can depend on your current neighborhood, current competition in homes for sale, etc. You will also need to analyze the current rental market for what you have. Is it easily rentable, how much rent? Will you be able to cover your current mortgage with the monthly rent? Will you have cash flow? Since you will be moving long distance will you hire a professional property management company? I also know an excellent agent in the Chandler area if you need help there. I was an agent in Phoenix and Tucson for about 10 years.

I would be glad to work thru the numbers and options with you, there is never any obligation. Let me know if I can help
