That's a tough decision in this market, isn't it! As Peggy pointed out, there are many factors to be considered in your decision. First - there's all the "hard facts" - the neighborhood, the rental values and availability, the logistics of managing a rental property long distance, etc. But more important than the "hard facts" is the consideration of what you WANT to happen. Sounds like you don't HAVE to move to Arizona, but that you want to move there. That gives you a lot more time and flexibility than someone who has to relocate right away.
One option, GM, is to go ahead and put your home on the market, both for rental and for sale - see what the market activity is, and then decide if you still want to sell and relocate.
