How do I rent out my home and buy a new one?

How do you plan to buy the new home (cash or financing)?

If cash this is simple. You simply purchase the new home with cash and can list the other property for rent. We can help you with both of these transactions.

If you plan to finance the new home you will need to get preapproved by a loan officer. They can often times use your expected rental rate for the old home to help lower your DTI (Debt To Income) ratio. Once you have your financing in place you can submit offers on new homes. Then you can list the old home for rent. Once you get preapproved we can help you with both of these transanctions as well. If you do not have a loan officer that you work with please feel free to email me directly and I can forward you the contact info of the lenders we work with.

I've done a few of these transactions this year. Hire a professional realtor who knows about renting properties in your area. They can give you an idea on rental rates, ,secure a tenant, provide background checks, property management services, etc. The same broker can help you find a new home too!

First thing you need to do is ask a realtor how much rent you can expect to get from your home based on homes that are rented in your area. After that has been established, get witha mortgage lender and get pre-qualified so you know how much money you can spend on another home.

Now you know how much rent you can expect and how much you can spend on a second home, get a good realtor and let your realtor do the work in getting your home leased and finding you your desired new home. Good luck. Becky

As a property manager I have to ask a few questions. Do you have additional cash to put down(or Buy) a different home?
Are you looking to be the landlord or hire a professional property manager to take care of all the work?
What is your long term goal with this property and the next?
Then we would have to look at the rental pricing in your area to determine a correct rental price to market the home and get a tenant in there. Does it provide positive cash flow? With interest rates so low right now, a owner can make money and still have a mortgage on the home.
We can market the property, and take care of all tenant needs for a small fee of the monthly rent. You dont pay us until it gets rented(in most cases,unless we need to do repairs prior to)
We screen the tenants, take care of all deposits and accounting and you can go on with your life.
