Are there many rent to own situations right now in the Sarasota area?

My husband and I are going to be moving to the Sarasot area in the Spring and we are not sure if we'll be in a position to buy right away but definitely want to be in a single family home. That's why we were wondering if there are rent to own possibilities in the area.

Please be extremely careful off this type of transaction have an Realtor represent you . Many issues are misunderstood between tenant and property owner. Many scams are out there don't fall victim .

Julie,

The demand for lease/purchase property at this time far exceeds the number of homes available under this kind of arrangement since this seems to be the direction that many home owners that suffered through selling their homes through distressed means....short sales and foreclosures.

Since most home owners that want to escape home ownership are not interested in becoming a landlords the number of lease options small. In our opinion, the best way to identify one in the local market is to do so through a RE professional. If there is one out there, they will be able to find it.

Dear Julie,

Yes, there are possiblities in Sarasota. I am working with a family in the very same situation right now. Sometimes Sellers originally think they wouldn't entertain a Lease-option, but as time goes by and their house doesn't sell, they become open to the idea. I have been calling the Sellers of homes my clients are interested in to find out if they would be interested in a lease-option. MLS doesn't accurately list all the possibilites. It takes some sleuthing.

HI Julie,
I would check with a mortgage comany and find out first if you are pre-qualifed to purchase. Its a better time to buy now than rent. FHA loans are only 3 1/2 percent down and if you close on a property prior to Nov 30.09 and have not owned a home in the past 3 years you can qualify for the $8000. tax credit. This would be what I would look into first. Paula at MSC Mortgage can prequalify you. She is with Wells Fargo. Her office number is 941-441-0180. Hi Julie,

There are plenty of rent to own or lease purchase opportunities in Sarasota. Many sellers who are having a difficult time selling because of the market and amount of inventory creating competition are seeking any creative ideas in order to sell their properties. Even if a property is not listed as such, you can always ask if they will consider it. It is important to use a realtor who understands how this is done and can negotiate the terms for you.

Dear Ms. Rendon,

Yes, there are sellers who will entertain a lease option. I wouldn't be surprised, though, if you were able to qualify for a mortgage. Rates are at an all-time low interest. Combined with today's low real estate prices, there couldn't be a better time to purchase. I'd be happy to refer you to a lender or two here to see if you qualify. This way, you'll be rest assured of what you can/cannot do.
