how can i subdivide property on 1 acre residential neighborhood within atlanta city limits?

Myra: Do you know if the property was ever subdivided previously? Were they original lots of record and later combined into the larger acre property? or was it always one parcel? This is very significant as the application utilized with the City of Atlanta makes a difference. Returning original lots of record (which I have done) and doing a 'sub-division' of land are two totally different things. A good surveyor and real estate attorney can help you with this project. Your first stop will be the city's planning and zoning department. They will be able to look up the property and tell what the zoning is and from there they should be able to help you determine what the regulations are.

You will first need to know what the property zoning is. R4, R4A? This will tell you not only what size lots you can subdivide into but also how much road frontage each lot needs in order to conform to the current zoning. If you want to subdivide to something w/less road frontage, this would be an application for a non conforming lot - which is harder to pass. As part of the application process, you will need a survey showing the property and property lines on the proposed lots. There is an application fee - and the whole process would be through the city planning and zoning department.
