Wood or carpet for remodeled ranch bedrooms?

We're completely renovating our wonderful 60s ranch. Kitchen, family room, dining room and living room have great hardwood floors that we will refinish. Carpet in the three bedrooms must come out: in the price range of $400,000 - $500,000, would buyers expect wood floors in the bedrooms?

It's a personal preference thing. I hate hardwood floors in bedrooms. I had them in our previous home and I couldn't wait to cover them. I had small children and they were slippery to walk on, furniture moved too easily and they were more difficult to keep clean than carpet.

As a buyer I would walk out of a ranch house if it didn't have hardwood floors in the bedroom and especially at the price point you are considering offering your house. One thing that really irritated me about flippers is how cheap they chose to do renovations. I would go in one and have to rip out everything they put in if I were ot have purchased one as they always made bad choices. Most like carpet because it is cheap. In this day and age you better have hardwood floors and most especially in the bedrooms if you expect anyone to make you a reasonable offer on your house.

Definitely hardwoods! There are three similar homes currently listed in your zip code; only one still has carpet in the bedrooms, and it is listed for about $50,000 less than the other two.

If you can afford the hardwood floors, they are a good investment. Do your best to match the width and size as well as wood type. Have them all finished together. I just worked with a buyer looking in the $400K's who absolutely hated carpet, while others like it in bedrooms because it isn't as cold in the winter. Homes in much higher price ranges still have carpet in the bedrooms, so I don't think most buyers "expect" hardwoods in bedrooms in the $400-$500K range, but certainly in other parts of the home.

I also purchased a 60s ranch and it had hardwood under the carpet. You might check under your carpet and fine hardwood. My recommendation would be to install hardwood in the bedrooms. There are people alergic to carpet and dust. The carpet would get dirty when you could maintain the hardwood much eaiser. I feeel it will enhance the value of your home and resale.

It's a matter of personal preference.....

People with children and pets seem to prefer the solid surface for cleaning purposes while others prefer carpeting because of the quietness associated with it.

Hardwood has a unique beauty that can be framed by area rugs to create a special warmth.
