Hi Matt,

Noah below is right. Brokers work with several companies allowing them to shop around for the best deals for you whereas lenders and banks only sell products that their companies provide and offer no diversity, comparisons, or choices. I too would be happy to forward you a list of recommendations.

Matt talk to a Mortgage broker rather than a lender. A broker has more choices and a lender is usually one source.
I am not a lender or broker, I am a Realtor but I know some good ones if you need help.

You will be popular on here. One option is to do a cash out refi if the numbers on your home and loan work. Any lender would be able to help you with that.
