The safest way to go is work with an expert in your local area. Your agent should have some good resources to recommend for testing and abatement. Testing to verify the issue and then removing the asbestos and lead based paint according to your jurisdications hazardous waste requirements is important. Finally, getting documentation about what was done to the home from a qualified contractor will be invaluable when you go to sell your fabulous 1912 home in the future.
