I'd like to use 50 year architectural shingles which I have priced retail at $200 a square. Apparently there is cedar shake underneath the existing roof that will need to be removed and replaced with ply wood.

Here in CA :
50 Year Composition Roofing goes for $200 Per Square.
Tear off of existing & Haul Away goes for $40 Per Square.
More if you have 2 layers of roofing.

If your existing cedar shake roofing has "spaced sheeting" underneath it, It will have to be covered over with solid sheeting (plywood).

If you are going to undertake this adventure, I would suggest using the plywood sheeting with the Radiant Barrier to keep most of the heat out of your attic and house.

there are many material differences...looks for a roofer with many years of experience...from a pricing point, I would be wary of a lowball...but you need to compare all aspects to make a good descision that you willl be happy with

ps: a guarantee is only as good as long as the company is still in business! beware of long term guarantee

The best advice is to interview a few contractors and work with someone you feel very comfortable with..reputation and previous customers will tell you much! Your roof is a very important component keeping you and your belongings protected and safe. If not done properly it can become very expensive...and every job is different depending on roof design, complexity and access. You will most likely recieve a wide range of pricing and the most important consideration should ba that the job is done correctly!

My guess is your roofing contractor will figure 25% material, 25% tear-off, 25% install, 25% profit/overhead.

Adders will be replacing any rotted underlayment, rotted fascia, ice/water barrier, lots of stepped flashed walls, valleys etc. extremley steep pitches.

If you are going to put a 50 year shingle make sure the flashing used will last at least as long (aluminum coil stock probably won't)
