Your best bet would be to look for a builder that is a member of the Home Builders Association. (http://www.hbanewhaven.com/) Contact a few of them in your area and ask if they have stock plans available to build from.

My husband owns a building company and he finds that using one of his stock plans and making the custom modifications that the homeowners desire is much more cost effective than starting from scratch. You are on the right track!

If you find that you need to have a set of custom plans drawn up, I can recommend a draftsman that is very reasonable and works all over Connecticut.

The most inexpensive way to find design plans is to go to Home Depot. They have a lot of magazines that have home plans. Then when you have the plan you like, let me know what area you are looking in so that I can recommend someone to you.
