My condo assoication is thinking of adding a shared roof deck. Is it worth the cost? What's the ROI?

It is a terrific idea especially if there is limited outdoor space. Most potential buyers would appreciate it.

If there are no balconies then a roof deck is a great idea. It promotes socialization among residents, can be a place to do outdoor cooking (depending on condo rules) and is a nice amenity when it comes to resale.

A shared roof deck is a lovely idea. Sometimes you just want to go outside and socialize, but the blazing hot sun can deter you. Think of it as an additonal room with fresh air.

A roof deck is popular and can provide a great opportunity for condo/coop owners to interact socially, and provide outdoor space where it is otherwise non-existent or limited. It is also a great selling point for future buyers -- especially if the building does not have many amenities and if the condo fees are reasonable. It is very difficult to compute a ROI, but I do think it could make units more competitive for resale purposes. Determining the cost per unit owner for the construction, maintenance and insurance for the roof deck, would give you some idea. Add that to the current value of a unit and compare to most recent sales in the building.

It is something that will assist when it comes to resale, specially if it's a place where there is not much yard space.
