We have a lot and are wondering what the cost of construction per square foot might be, given the NYC location. Would probably be a Westchester-based builder since we want a new single family home and not some sort of apartment renovation.
Are you looking for stick-built or modular? Also consider the location of your lot. Parts of Riverdale are located in a historic district, so if your lot happens to be located in one, your new home will be subject to the restrictions covering new homes for the area. Overall, you're probably looking at around $250/sq ft.
Jlg,
Let me know if I could assist you with a renovaion loan that can help with the convertion.
I ahve a New 2 famly home in Pelham Bay, the bronx for 595,000. You could easily covert it to a 1 family home and the area is similar to Riverdale. Visit my we site to view: PaulMVPteam.com. It is not finished yet, but can be as you see fit. Good Luck
The very rough answer to your question is : it is ABOUT 125-150 per sq foot to build new. That does NOT include things like upgraded countertops to high end, jacuzzi's, appliances, etc.Find a REALTORS to help you locally. I can refer you to someone if you like. If you are thinking about building yourself, vs. buying into a development, your REALTOR can take you to a builder. It is important that you get to someone who knows something about new construction. I am a Real Estate Broker, NOT a builder and this is only a very rough guestimate, ok.
good luck,
Lisa Brodsky
Jig, I would really need to know more about what kind of a home you want to give a reliable estimate. One-family? Two? Ranch? Basement wanted? Are water/gas lines existing? Which part of Riverdale? Fieldston? Spuytun Dyville?
I am a contractor who's been doing home building for over 50 years in addition to renovations and commercial constructions. I live in the Bronx and work mostly in Westchester/Connecticut but all over the city as well.
e-mail me if you want me to come see the property and give an estimate. I can do it any day after July 22nd and of course, the estimate is free. Regards, Elmar Sepp
