Is upgrading kitchen counter to hard surface a good upgrade for resale in Oxford, AL.?

As a Kitchen Designer I get this question on a daily basis. Jan & Barry are right in both regards. If you are simply putting a solid surface counter(acrylic or granite) on old out-dated or worn out cabinetry then its almost throwing good money away. Everything else would detract from the beautiful new counter tops. Barry’s price estimates are a pretty good rule-of-thumb in most of the southern U.S. Another consideration if your home isn’t in the $200K category would be WilsonArt’s High Definition laminate, its not your grand-mother’s laminate. Additionally, in certain locations you may even be able to get an under-mount acrylic sinks in laminate counter tops now, along with amore/ogee edge profiles.

In my opinion if you’re in a property value is over 150k it’s a good Idea, over 200k it’s a great idea, and if you’re in the $250 range it is a must. Anything under 150k will help sale the property faster but don't expect to recoup the investment. A local real estate professional would be able to best advise you on this. It is a difficult topic to comment on without knowing the home and what it has to offer. There are many factors that contribute to value that a local agent would be able to take into consideration.
